How does purchasing a property from your site work?

Why are your properties so cheap?

We specialize in finding properties that have become a liability to the owner, and we work hard to solve difficult problems owners may have such as probate, clouded title.  We can’t solve every problem, but we definitely try.  By purchasing the properties below full market value, we are also able to sell them at below full market value.

Can you help me look for a specific kind of property?

Generally we don’t contract out our services to look for specific properties.  That being said, we are always open to learning more, expanding our capabilities, and are willing to explore this option with the right person or group.  If you have your criteria well defined, let’s talk and see what we can come up with together!

Are you a real estate agent?

No.  Although we may interact with and utilize real estate agents, we are not agents.

How do I know if this is a safe way to purchase property?

We highly recommend you consult with an attorney before making any decision to purchase real estate (we definitely do!).  For both trust and security, we like to use third parties such as title companies or attorneys to ensure all paperwork is filled out correctly, filed correctly, and all funds are escrowed in a safe manner.  If you have any questions about us or the purchase process, please Book a Call with us!

Are there any hidden fees when purchasing land from you?

No.  There will be closing costs since we utilize title companies or attorneys, but there are no hidden doc fees or processing fees added on to the list price.  We generally use the default fee structure that the title company or attorney uses (i.e. we, as the seller, pay for title insurance).

How to Purchase a Property

Select a Property

To reserve the property, complete the Reserve Now form and you will be contacted within 24 hours.

Sign Agreement

We will then prepare a land purchase agreement for your review. Sign and return.

Close on Property

We'll begin the closing process through a third party, like a title company or attorney, to complete the land sale.
